Buyer's closing costs

The buyer can generally be expected to pay:

1. Notary fees (+/- 1.5%)
2. Registration costs (after the transfer of the property, +/- 12.5% in Brussels calculated on the agreed selling price)
   Attention! If it is your first purchase, you have the right (under certain conditions) to reduce the basis of this calculation by either 60,000€ or 75,000€.
   If you buy a new construction you will have to pay VAT (currently at 21%) instead of registration fees.
3. Tax proration (from date of acquisition)
4. Administrative research and certificates (950-1,500€)
5. Registration of the mortgage, if applicable (135-372€)
6. Inspection fees (roofing, property inspection, etc.)
